The Week Before Thanksgiving These Turkeys are on the Run!

It made me think of when I was younger, growing up in New Hampshire, I never saw turkeys unless they were in the grocers case. So when and where were they introduced back into our state? New Hampshire Fish and Game has an excellent site detailing the facts on the Eastern wild turkey (Meleagris gallopavo) http://www.wildlife.state.nh.us/Wildlife/Wildlife_profiles/profile_wild_turkey.htm Ill share with you a few facts from their site:
  1. Wild turkeys disappeared from New Hampshire approximately 150 years ago due to hunting and habitat destruction.
  2. They were successfully reintroduced in 1975 and today the population is around 25,000 birds.
  3. The males are called toms and the females are hens.
  4. They are extremely social and tend to live in flocks.
  5. They arent territorial birds and often travel within a 4-5 mile radius during the year.
  6. The major predators are fox, coyote and fisher cats.

It is not unusual to see these large birds along the side of Lakes Region roads picking up pieces of grit to use in the process of digesting seeds and berries in their gullet. There have been more than a few times that I have had to wait while these unusual looking birds take their time crossing a major road. I have never eaten a wild turkey, but I have heard that the meat is tougher than a domestically raised turkey. I guess Ill stick with a Butterball on Thanksgiving Day. I have witnessed wild turkeys roosting in my pine trees, and when spooked they make a racket taking flight, with twigs breaking and the beating of wings - it is truly an amazing sound and sight. What Are the Sellers Real Estate Closing Costs for Property in New Hampshire?

It is eminently important that anyone thinking of selling real estate enter into this type of transaction with open eyes and with as much knowledge as possible. There are two perspectives in any real estate transaction - that of the seller and that of the buyer. I will outline the type of closing costs often associated with any New Hampshire real estate transaction for a seller.  It should be noted that I am not an attorney nor a settlement agent at a title company. I cant stress strongly enough that when you have decided to proceed with selling your real estate in New Hampshire that you get professional advice from those who are experienced in handling the transfer of real property.

From the sellers perspective, here are costs associated with most closings.

  • 1. Mortgage payoff. If you carry any mortgages, they or other liens against the property will need to be satisfied at the closing table. There are times when a property is considered under water when an owner owes more for the property than the agreed upon selling price for it. The seller may be forced to come to the closing table with their own funds in order to sell unless the sellers lending institution has agreed to forgive some of the debit.
  • 2. Commission. Typically, unless it is a private sale, there is a real estate agency involved. Depending on the commission structure between the seller and the agency in the listing contract, this amount is most often based on the final selling price of the property. As an example a 6% commission on a $250,000 agreed upon selling price is $15,000. This amount will be paid to the real estate agency upon closing and is deducted from the sellers proceeds check.
  • 3. New Hampshire Transfer Tax. This tax is levied on any real estate transfer of property and is 1.5% of the sales price of the real property. On the NH Department of Revenue Administration website there is a thorough list of what is and what isnt taxable. http://www.nh.gov/revenue/faq/dra_800.htmTypically the tax is split between the seller and the buyer with each party paying 0.75% to the State of New Hampshire at the closing. Using the $250,000 sale price as a guide the total tax is $3,750. Each side of the transaction would then pay $1,875.
  • A good strategy for both seller and buyer is to remove from the selling price of the property anything negotiated like furniture and equipment, as it is financially advantageous to both parties to not pay transfer tax on these types of items. Typically appliances (stove, refrigerator, dish washer, washer and dryer), are included in the price of the property. A consideration for the seller is to draw up a bill of sale for the furnishing by putting a dollar value on it. An example would be the furniture negotiated in the final price of $250,000 is $5,000. The bill of sale to be paid at the closing is $5,000 and the final sale price of the property is $245,000. That would save the seller $300 in real estate commission and $37.50 in real estate transfer tax, or a total of $337.50.
  • 4. Utilities, Town Tax and Association Fees if any. Costs associated with utilities and town/city taxes which would be pro-rated up until the day of closing and association fees if the property is located in an association.
  • 5. Preparation of the Deed by Attorneys Office or Title Company. This cost can vary depending on the office used but the cost of deed preparation is typically between $100 and $150 here in the Lakes Region. Researching the title is part of the buyers closing package and paid for by the buyer.

  • 6. Registry Mortgage Release fees if any. There is a cost for recording release of the mortgage or mortgages and liens at the registry of deeds, if any exist.

Bean Company in Freeport Maine did their yearly tour with us to see properties on Lake Winnipesaukee in order to preview them for potential use in their spring 2012 catalogue.                 We saw a total of 14 properties including the Springfield Point house in Wolfeboro, New Hampshire that French President, Nickolas Sarkozy, stayed at a couple of years ago. Secondly, if you're using Dunk SB Low Cut shared memory as it is commonly understood to be on linux systems, then you may be using multiple processes not threads, to allocate memory and 'do stuff' Air Jordan Kids using shared memory as a communication layer. If this is the case, then the thread safety of your application and libraries are not important what is important, however, is the thread safety of anything using the shared memory allocation! This is a different situation than running one process with many threads, in which case asking about the thread safety of the new operator IS a valid concern, and could be addressed by placement new if it is not, or by defining your own allocators.

                          Presidential Candidate Mitt Romneys Impact on His Summer Home - Wolfeboro, New Hampshire

                          What if Republican Presidential candidate Mitt Romney is successful in his bid to become the next President of the United States. How will that impact on the small summer resort town of Wolfeboro, New Hampshire or for that matter the whole eastern side of Lake Winnipesaukee? It is interesting to contemplate the what if when comparing the impact that the first President Bush has had on his summer home in Kennebunkport. I have seen the Bush compound on Walker Point as well and have talked with some of those living in this seaside area who have said that you eventually get used to the blocked roads, traffic jams, and masses of people all trying to see the former President or his home. It is even more dicey with all the security when the Bushs go anywhere in the Kennebunkport area. The difference for the potential Wolfeboro President is that there is no drive by from which to see Mr. Romneys house. That may be a blessing for him. The only access to see his house is by lake and that will be patrolled 24/7. As with Walker Point in Maine, there is an established line where boats cannot enter and there will be a similar perimeter line drawn outside the potential Presidents waterfront property. It obviously would bring significant pride to be the summer address of an American President. It should eventually bring a fair amount of business to the Wolfbeoro area though in the first year of the first President Bush becoming President tourism and business in Kennybunkport decreased 10%. There will be the significant added cost to the Town of Wolfbeoro and State of New Hampshire for the expected role and needed security. Because Mr. Romneys home isnt easily viewable, there will be less interest in coming to Wolfeboro just to see the President, which hopefully won't add appreciably to the lines of traffic coming in and out of Wolfeboro even now.

                            Hi Marty, Those are all good questions and i don't know the answers, but I'm fairly sure you will be allowed to go to town in your boat. As for the perimeter boundry I don't think that it would be a major problem for you. I do think that it will grow when President Romney is in residence here and will shrink when he's gone.                               I just retired on Friday, June 24th from twenty-eight years of teaching music, sixteen of those years at Inter-Lakes Jr./Sr. High School in Meredith, New Hampshire. As I head into real estate full-time, after the last five years as a part-time Realtor in the Lakes Region of New Hampshire, I want to send a huge thank you to all the students who have been members of my bands and music classes over the years. It was one of the high points of my life working with these amazing students in 7th - 12th grade. They allowed me to go out on a high note. Both my Inter-Lakes High School Band and Jazz Ensemble scored superior ratings at the Hershey in the Park Music Festival on June 4th. They were spectacular!

                              If there was ever a testament to the importance that the role of music plays in the public schools and how it contributes in immense ways to the education of our young people, than what the students who shared their love and dedication to what music could mean to them in their lives did on June 4th was truly an experience for me to behold and treasure the rest of my life. In closing I thank the Inter-Lakes students, administrators, schoolboard, and parents for all you done for and given me over these last sixcteen years of my life. You have contributed to me in so many ways and I have been blessed to have been allowed to be a part of your lives.
